Best Time to Sell a House in Fargo-Moorhead

by Joseph Haj

Short answer: late March through May is the best window to list a home in the Fargo-Moorhead area. That's when the most buyers go under contract, and those contracts close in June and July, the months with the highest median sale prices. Winter can still work well, for different reasons.

What the numbers show

Buyers come back in spring

Pending sales, meaning homes that went under contract, climbed from 292 in January 2026 to a peak of 511 in May. Closings peaked a month later at 441 in June. If you want the biggest pool of buyers, be on the market by May.

Prices peak in early summer

The median sale price was highest in June ($327,900) and July ($329,000) and lowest in February ($290,000). Those summer closings come from contracts written in the spring.

Spring sellers get closer to their asking price

Homes that closed in April sold for 98.5% of their original list price, and July was close behind at 98.4%. In January and February, sellers averaged about 95%.

Homes sell fastest in late summer

Average days on market was lowest for homes that closed in August (59.5 days) and highest in March (109 days). Many homes that closed in early spring were listed in winter and waited for buyers to return.

The case for listing in winter

Winter has fewer buyers, but you also face much less competition. Active listings fell to 890 in February 2026, and only 146 new listings came on the market in December 2025. Buyers who shop in January and February are often relocating for a job or have a lease ending, so they're serious. A well-priced, well-prepared home can stand out.

How to time your sale

  • Selling in spring: start prep in February, list between late March and May, and expect to close in June or July.
  • Selling in summer or fall: buyer traffic tapers after August, so pricing matters more. Homes still sold in about a month at the median in September 2026.
  • Selling in winter: price to the current market, keep walks and driveways clear for showings, and use photos that show the home at its best.
  • Buying and selling at the same time: plan both sides together so you aren't carrying two homes or moving twice.
