New Construction Homes in Fargo-Moorhead (2026 Guide)
Short answer: most new homes in the Fargo-Moorhead area are going up in south and southwest Fargo, south West Fargo, Horace and south Moorhead. Before you pick a lot, look hard at special assessments, and know the tax breaks: Fargo exempts the first $150,000 of building value for two years, and Moorhead rebates two years of property taxes on new homes.

Where new homes are being builtx
South Fargo
The 52nd to 70th Avenue South corridor is Fargo's main growth area, near Davies High School and Bennett Elementary. Developments include Eagle Point, Legacy, Crofton Coves, Golden Valley, Cottagewood, The Pines at the District and Deer Creek, with a mix of single-family and twin-home lots and plenty of parks. See my Davies neighborhood guide.
Southwest Fargo
Along Veterans Boulevard, Brandt Crossing, Farmstead at Brandt and Valley View offer single-family and twin-home lots near large parks. Parts of southwest Fargo are in West Fargo Public Schools, so check the school district for each address. My Osgood guide covers that side of town.
West Fargo
West Fargo keeps growing south toward Horace, with developments such as The Wilds, Brooks Harbor, Eaglewood, Shadow Wood and Southdale Farms. Expect a mix of single-family homes, twin homes and townhomes, many with walking paths and ponds.
Horace
Horace offers larger lots and a smaller-town feel, with developments such as Lakeview, Lost River and Terra Gardens. Most of Horace is in West Fargo Public Schools, which opened Horace High School in 2022.
Moorhead
Moorhead's 2026 building permits show new homes in Prairie Parkway, Village Green, Hampton Place, Horizon Shores, Johnson Farms and Preserve on Broadway. Minnesota taxes and Moorhead's new-home incentives make the math different from North Dakota.
Build or buy move-in ready?
- Build from scratch: you choose the lot, plan and finishes, but it takes months, and upgrades add up quickly.
- Buy a spec home: the builder has already chosen the finishes. It's faster, and builders will sometimes negotiate on homes that are finished and sitting.
- Buy a nearly new resale: often comes with landscaping, window coverings and fences already done, which can save thousands.
Costs that catch new-construction buyers off guard
- Special assessments: new lots often carry large specials for streets, water and sewer, paid yearly on your tax bill. Ask for the balance on the exact lot. See property taxes and specials in Fargo-Moorhead.
- Lot premiums: pond, park and corner lots usually cost more.
- Things that aren't included: landscaping, sod, fencing, window coverings and sometimes appliances.
- Association dues: common with twin homes and townhomes in new developments.
Tax breaks on new homes
- Fargo: the first $150,000 of building value is exempt for two full years for the first owner-occupant.
- Moorhead: the New Home Property Tax Rebate refunds two years of property taxes, estimated at more than $7,500 on a new $300,000 home. Enrollment is automatic, and the program expires December 31, 2026 unless extended. First-time buyers of new construction can also get a $5,000 deferred 0% loan toward specials through First & New.
- West Fargo and Horace: ask the city assessor what applies.
The new-construction process
- Get pre-approved, and find out how your lender handles construction timelines and rate locks.

- Compare builders, lots, specials and included features side by side.
- Have your agent review the purchase agreement, especially deposits, change orders and completion dates.
- Get an independent inspection, even on a brand-new home.
- Do a final walkthrough and get the warranty terms in writing.
